Midland home prices rise, but sales take longer

Midland home prices continued to climb in October 2026, with the average sale price reaching $331,557, a 10.6% increase from the same month last year. The median sale price also rose to $272,500, up from $247,500 in October 2025. The city recorded 38 residential sales in October, a 5.6% increase over the previous year.

Despite rising prices, the market is shifting toward buyers, with homes now spending an average of 35 days on the market compared to 16 days a year earlier. Properties sold for approximately 98.17% of their asking prices, down from 100.18% in October 2025, indicating that buyers are negotiating more aggressively.

Through the first ten months of 2026, Midland has recorded 389 residential sales, up from 368 in the same period last year. The year-to-date median sale price has increased to $275,000 from $260,500, reflecting continued strength in the local housing market despite longer selling times.
